Military Personnel Should Secure a Certificate of Non-Availability Prior to Confirmation.

Valid Credit Card information is required prior to a firm confirmation. 

The Homestead offers a limited number of pet-friendly rooms. The number of pets is restricted to a maximum of 2 small dogs per pet approved apartment, each under 20 pounds. Certain breeds are additionally restricted.  A maximum of 1 cat may be approved. All pets must be kenneled if left unsupervised by an adult at any time.

 

The Homestead Hotel & Apartments are available for single, double, or family occupancy on a nightly basis. Occupancy is based on sole use of registered guests. Beginning nightly rate for single occupancy is 130Euros + 7% Tax. Add an additional 30 Euros per additional family member. Add an additional 50 Euros per additional non-family member-shared occupancy in large apartments. Military personnel are required to secure a "Statement of Non-Availability" from the military lodge prior to making a reservation. Valid credit card information is required prior to confirmation. All confirmed bookings are assigned a confirmation number via email. Late-night check-in must be coordinated with the owners prior to arrival. The Homestead does not operate a 24/7 front desk. Please email the owners with your estimated time of arrival. All properties are non-smoking. Designated exterior areas allow smoking. Pets are accepted on a case-by-case-basis and require prior approval. Please email any

VAT forms are happily accepted prior to invoicing. Be sure to notify the owners immediately upon arrival if a VAT Form will be used.

We are a 100% Non-Smoking Property. (Outside smoking only.)

The Homestead Properties is a family ran and operated business.

Apartments and suites are for the sole use of registered guests only.

Cancellation Policy:

The Homestead Hotel & Properties work in good faith with guests to confirm reservations so that guests and the hotel can rest assured that the dates are firm and that an available apartment has been secured. Upon receipt of a guest's valid credit card information, an initial deposit of one night's rate is charged at time of confirmation. A confirmation number and reservation summary will be issued to the guest's email. If a confirmed reservation is cancelled or modified up to 2 days, 48 Hours, before date of arrival, no fee will be charged, If canceled or modified later than 2 days, or in the case of a no-show, 100% of the first night will be charged. Notifications of any dates of change, arrival or departure, must be received via email to the owners: thehomesteadgraf@yahoo.com

Late night arrivals or late morning departures are not always available. Please email us to determine these factors prior to confirmation.

Occupancy-Availability-Payment Policy:

Military Extended Stay Guests, those with an indefinite date of check-out are confirmed for a maximum of 10 nights and based upon receipt of and number of nights verified on a certificate of non-availability, (CNA) or the CNA Control Number, issued from the military lodge. It is the military guests' responsibility to contact the military lodge to update the CNA.

All guests must pay The Homestead directly every 10 days of occupancy. The Homestead will issue a stamped-paid invoice upon payment so that guests may file with their finance office for reimbursement.

Availability is determined on a night-to-night basis, when a CNA Control Number date-range is completed. Guests will be notified if continued availability is not possible and provided a 48 Hour Notification of Check-Out.

Civilians are asked to notify the owners as soon as a departure date has been determined or to determine continued availability if space is possible.

 

The Homestead offers a limited number of pet-friendly rooms. Pets must be pre-approved on a case-by-case basis. All pets must be kenneled if left unsupervised by an adult at any time.

Disruptive or destructive behavior from pets will result in immediate cancellation of lodging and additional charges for any damages will be assessed. An additional pet cleaning fee of 100 Euros + 7% Tax is charged and is non-refundable in pet-friendly apts.


Occupancy-Availability Policy:

Extended Stay Guests, those with an indefinite date of check-out are confirmed for a maximum of 20-60 nights and based upon receipt of and number of nights verified on a certificate of non-availability, (CNA), a maximum of 20-60 nights per any CNA if issued from the military lodge.

After the maximum of nights, availability is determined on a night-to-night basis. Guests will be notified if continued availability is not possible and provided a 48 Hour Notification of Check-Out.

Civilians are asked to notify the owners as soon as a departure date has been determined or to determine continued availability.

Payment is based solely upon nightly occupancy. The beginning nightly rate for single occupancy is 130Euros + 7% Tax, depending upon the choice of apartments. Add an additional 30 Euros per additional family member. Rates are always within TLA/Per Diem Allotments. Payment is due every 10 nights for extended-stay guests. Occupancy for less than 10 nights is due prior to check-out. Official statements and invoices will be provided to the guest directly and/or via email in a pdf document for easy or automated check-out. All stamped-paid invoices will reflect a zero balance when payment is complete, every 10 days, or prior to check-out if less than 10 days.  VAT Forms are happily accepted, and guests must communicate with the owners at time of arrival on the guest registration form that a VAT Form will be provided.
